Mortgage Application Checklist

In general, the documentation you will need includes:

Property Information (if you already have a contract on a house)
Purchase Agreement.
Copy of MLS listing.
If you have sold your current home, copy of sales contract.

Income & Assets

Pay stubs for the last 30 days.
 

Names and addresses of each employer for the last three years. 
Current job letter

T4 and/or Notice of assessments.
Statements for each bank, mutual fund, and/or investment account for the last three months to verify source of down payment.
Estimated value of personal assets.
  If you have made any large deposits to your accounts:
 

Explanation and source for deposit.

If large deposit was a gift:
 

Signed gift letter (we can supply a form).

Copy of deposit receipt.
 
  If self-employed:
 

Documention requirements will vary with the lender.  In many cases, OAC stated income can be used.
  If you own rental property:
 

Current rental agreements.
  If you are counting child support as income:
 

Copy of separation agreement.

Debts

Explanation of credit report anomalies, including:
 

Late payments, credit inquiries in the last 90 days, , collections, judgments and/or liens etc.

Bankruptcy filed within last six years


Miscellaneous

Photo ID and proof of Social Insurance number.
Residence addresses for the past three years.
